…well a broker does this day in and day out and has built up strong relationships with a range of lenders, lenders that you may not even be available to me or you and that specialise it different type of finance for different borrower needs i.e for mortgages for companies, for adverse credit or even no credit.
They will also access your needs and look for a mortgage product that meets your specification needs that not only suits you in the short term and the long run also. So they will think of things that you might not have even considered…

A good mortgage lender is key! And to touch on the point Made earlier you are paying for access to their contacts and specialist knowledge fees can range from £200 upwards but remember you get what you pay for so bare that in mind …! My broker is fantastic …

A good solicitor with the right expertise is crucial for example if you are purchasing a commercial property you’ll need to get solicitor that specialises in commercial property purchases
If you are using a bridge loan pr BTL mortgage you may want to use a solicitor that's on the lenders panel.

A good Architect or Architectural Designer …

A good architect or Architectural Designer could save you thousands. They will take you through the whole design process from start to finish and come up with a design that has your best interest or client requirements at the heart.
They will also lease with planning and building control and get the relevant permissions and approvals and help you specify your project with the builder they will project manage or lead fr you if you have agreed this as part of their services.

a good builder is a crucial member of your dream team because they are ones who obviously do all the hard work and get their hands dirty.
A good builder will have good relationships with other consultants like a structural engineers, ground workers and roofer etc whoa are great additions to your super dream team!
They will also have a good relationship with local building control officers and instigate regular inspection visits

Estate Agent epcially if you are remote investing -
vet / credit check
deposits and rental agreements
monitor tenants
investigate any maintenance issue - port of call when a tenant has a water leak at 2 am
